Chapter 3 - The Villa Hidden Inside Their Plan

================================================================================

Claire flew back to California with the black USB in a sealed evidence

pouch and a relationship that no longer felt like a relationship.

Evelyn met her near the airport rather than at Claire’s office because

they did not yet know whether anyone inside the family administration

had helped the Vale network.

The BOSTON folder worried Evelyn most.

“This is preparation to imitate you.”

Claire looked at the signature samples.

“Can we prove Adrian created it?”

“Not yet.”

That answer became the rule of the investigation.

Suspicion could guide questions, but only evidence could support

accusations.

Evelyn contacted Harold Pierce, the independent trustee responsible for

approving major changes involving Villa Maren.

Harold sounded alarmed.

He had never approved any transfer.

Then he remembered something.

Two months earlier, Adrian had asked whether a future spouse could act

for Claire’s trust if Claire became incapacitated.

Claire felt cold.

“Did he ask what counted as incapacity?”

“Yes.”

Harold had refused to discuss it without Claire present.

Daniel traced the $250,000 payment to a lawyer named Thomas Reed, who

had worked for Vincent Vale’s private office for seventeen years.

Claire knew Reed.

He had attended the engagement party.

The same afternoon, Claire drove with Evelyn to Villa Maren.

The coastal property sat above the Pacific behind old stone walls and

eucalyptus trees Claire’s mother had planted decades earlier.

Inside the study, one drawer stood slightly open.

Claire stopped.

She never left it that way.

A framed photograph above the desk had also been moved.

Behind it sat a small wall safe.

Fresh scratches marked the brass around the keypad.

Investigators were called before Claire touched anything.

Nothing obvious was missing until Claire opened the safe with Evelyn

present.

The original trust binder remained.

So did a sealed letter from Claire’s mother.

But a thin blue folder labeled COASTAL ACCESS was gone.

Claire remembered the folder containing easement and water-right

documents connected to the neighboring parcels.

Daniel searched old land-use records.

Within an hour, he found a development concept filed eighteen months

earlier under the name Pacific Crest Reserve.

The plan showed luxury residences, a private hotel, vineyards, and a

coastal club spread across nearly two hundred acres.

Villa Maren was not named.

Its parcel number was.

Claire recognized it immediately.

At the bottom of the concept file appeared the client code VPC-SP7.

Vale Private Capital — Special Projects.

Claire sat down.

The plan predated Adrian’s proposal by four months.

That did not prove he had started dating Claire for the property.

They had been together more than a year before the project existed.

But it proved Villa Maren became a Vale business objective before the

engagement.

Daniel opened another planning memo.

The document identified the biggest obstacle to Pacific Crest Reserve as

acquisition of the “Bennett-controlled central parcel and associated

access rights.”

Below the line, someone had typed a proposed solution.

MARITAL ALIGNMENT STRATEGY.

Claire read the words twice.

Her engagement had been converted into a line in a development plan.

The map showed Villa Maren demolished and replaced by a glass hotel.

Her mother’s house had disappeared from somebody else’s future because

they assumed ownership would eventually follow the relationship.

Claire walked through the villa after the call ended.

Adrian had spent weekends there.

He had said the house felt peaceful because it existed outside the Vale

world.

Now Claire wondered whether he had already known how neatly it fit

inside that world’s next project.

She stood on the terrace overlooking the Pacific and made herself

separate what she knew from what she feared.

She knew the development plan existed.

She knew Adrian’s company structure touched Northhaven.

She knew her signature had been forged.

She knew somebody had entered the villa and tried to open the safe.

She did not yet know who removed the blue folder.

That distinction mattered.

Claire refused to let betrayal turn her into someone who no longer cared

about proof.

By sunset, investigators recovered security footage from the gate.

Three nights before the yacht party, Adrian’s temporary access code had

opened the property.

A black SUV entered.

Two people left forty-two minutes later carrying a thin blue folder.

One of them looked like Thomas Reed.

The other kept his face turned away.

Claire stared at the image.

The missing COASTAL ACCESS file had not disappeared by accident.

Someone connected to Adrian had entered her mother’s home and taken it

just before the engagement party.

The development plan was no longer merely theoretical.

People had already begun collecting what they needed to make it real.

Claire’s mother had received development offers for years and kept every

one inside labeled folders.

Those records now showed that the coastal easement and water rights were

unusually valuable because they made neighboring parcels far easier to

develop together.

The more Daniel studied Pacific Crest, the clearer the economics became.

Without Villa Maren, the surrounding Vale-controlled land remained

valuable, but the proposed resort lost its clean access route, central

water arrangement, and most efficient building layout.

Claire finally understood why the family had been willing to risk so

much.

The villa was not simply a beautiful house they wanted; it was the

missing piece that made a much larger project financially attractive.
